While we’re confident the next 12 months are going to be as good – if not better – than 2015, we are aware of the challenges facing landlords in 2016.

The government appears determined to make the lives of hard-working landlords more difficult.

Not only will Chancellor George Osborne slap an extra 3% stamp duty on buy-to-let properties from April – a move that’s been calculated will cost up to 11 months’ rental receipts – Right to Rent legislation is coming into force next month that will see landlords act as David Cameron’s immigration police.

This comes on top of the ending of full tax relief on mortgage interest payments that will be phased in from April 2017.
